Rincón de la Victoria sits twelve kilometres east of Málaga city. It is a full-size town of 52,454 people, not a resort. Foreign nationals number 4,567, about one in twelve residents, and the largest single group is Italian. Set that against Fuengirola, more than a third foreign, or Torrox, close to two in five. Daily life here runs in Spanish, and that is the defining fact for any buyer weighing this coast.
The municipality has four official nuclei: La Cala del Moral, Rincón de la Victoria, Torre de Benagalbón and Benagalbón. Agents also sell Añoreta, Cotomar and Los Rubios, but those are zone names, not municipal nuclei. Playa del Rincón is the dearest district. La Cala del Moral sits second and has risen fastest of the measured districts, up by close to a quarter in a year. The cheapest district, Añoreta Golf - Paraíso del Sol, is the golf area set back from the sea.
The coast runs to nine kilometres of beaches, and the town hall rates the bathing water as excellent. The airport is about fifteen minutes by road, on the town hall's figure. But there is no train. The Cercanías network stops at Málaga city; everything east is bus only, run by Avanza. Weigh that against the price rises of the past year before you view anything.
